We offer option agreements to landowners to help maximize the potential of their land through planning uplifts. This means, whether you want to sell your entire plot or just a part of it, you would enter into an agreement with us, allowing us to act on your behalf to obtain planning permission.

Option Period:

​

We have a set period to secure the necessary planning permissions. During this time, we will work to get the approvals needed to develop the land. This is known as the option period.

 

Costs Covered:

​

We cover all expenses related to the planning process, which can be quite costly. We only proceed with plots that we believe have a good chance of gaining planning permission.

​Legal Costs

​

To ensure a seamless and hassle-free process, we cover legal costs up to £1200 + VAT. This helps mitigate any financial burden associated with legal fees, allowing you to focus on maximizing the potential of your land. Our legal team handles contract negotiations, due diligence, and compliance issues, ensuring that all legal aspects are taken care of.

 

No Immediate Changes for You: 

 

While we work on obtaining planning permission, nothing changes for you immediately. This process can take several months.

 

Contingent Agreement: 

 

Our agreement is contingent on securing the necessary planning permissions. If we succeed, we have the option to purchase the land at the agreed price, and the landowner is paid upon planning approval and the sale of the land. If we fail, the agreement ends, and you are free to pursue other options.​
